Pool Resurfacing in Westlake Village

Westlake Village straddles the Ventura County and Los Angeles County line. The separately incorporated City of Westlake Village is in Los Angeles County, while the Ventura County side of the community is part of the City of Thousand Oaks. That split matters for permits.

Which agency handles permits?

• Ventura County side: City of Thousand Oaks building and planning rules apply.
• Los Angeles County side: the City of Westlake Village has its own process and contracts some services through Los Angeles County.

A plain replaster may not need a permit, but equipment, gas, electrical, and structural work often do. Confirm which side your address is on before your contractor applies.

HOAs and lake communities

Many Westlake neighborhoods are governed by HOAs, some with detailed architectural rules. Expect gate check-in, work-hour limits, and approval for changes to coping, decks, or fencing. Lakeside properties may have additional rules about runoff and drainage near the lake.

Custom pools

Pools here are often custom: spas with spillovers, raised walls, glass tile, natural stone coping, and premium pebble finishes. Detail work raises cost, and matching existing materials can be harder. Ask contractors about their experience with similar finishes.

After the Woolsey Fire

The 2018 Woolsey Fire burned through parts of the area. If your pool was in the fire zone, check for heat damage to tile, coping, and equipment that may have been patched rather than repaired.
